1. What Strata Secretary is — and isn't

Strata Secretary is a self-help document tool for Queensland community titles schemes. It generates registers, meeting packs, reminders and data worksheets from information you provide.

It is not legal advice, not a law firm, not a conveyancing service and not a body corporate management service. Nothing on this site or in any generated document is advice about your legal position. If you need advice, see a Queensland solicitor.

2. Your responsibility for accuracy

Documents are only as accurate as the information you enter. You are responsible for checking every document against your scheme's records before you use, sign or issue it. In particular, a body corporate certificate (Form 33) can carry legal consequences for the scheme and for buyers and sellers — always have a solicitor review a certificate before it is issued.

3. No liability for certificate contents

To the maximum extent permitted by law (including the Australian Consumer Law), we are not liable for loss arising from the contents of any document you generate, including any body corporate certificate — whether from information you entered, information you omitted, or your use of a document without professional review. Where liability cannot be excluded, it is limited to re-supplying the service or refunding the amount you paid.

4. Keeping up with the law

We build our documents to mirror the content required by the Body Corporate and Community Management Act 1997 (Qld) and its regulation modules, and we update them when the official forms change. Legislation can change faster than software: always check you are using the current official form for anything you lodge or issue.

5. Payments

The annual subscription (A$99/year) renews yearly until you cancel; cancel any time and it simply doesn't renew. The Form 33 wizard (A$79) is a one-off purchase. Prices are in Australian dollars. Payments are processed by Stripe — we never see your card number.

6. Your account and data

Keep your access details safe. You can ask us to delete your scheme profile at any time (see the privacy policy). We may suspend accounts that abuse the service.

7. Governing law

These terms are governed by the laws of Queensland, Australia.
